Why it exists

Renting shouldn't run on screenshots and memory

The same few problems come up in almost every small rental. We built Tenant.ph to answer each one.

  • “Bayad na po ba si Unit 2?”

    Every payment is recorded against the rent it pays, so the balance is always one look away.

  • “Nasend ko na po, check niyo.”

    Tenants send their proof in the app, and you approve it after checking your own account.

  • “Nasaan na po ang deposit ko?”

    The deposit is kept apart from rent, and settled at move-out with photos from both inspections.

  • “Hindi po ganyan ang usapan natin.”

    The lease, its contract and every change are kept, and both of you accepted the same terms.

What we hold to

These aren't settings. They're how Tenant.ph is built.

  • Records are never quietly changed

    A mistake is fixed with a new entry that says why, never by editing the old one. The history stays whole.

  • You decide what counts as paid

    A screenshot never marks rent paid: you check your own GCash, Maya or bank first, then approve. Online payments count only once your own PayMongo or Xendit account confirms them.

  • Both sides see the same numbers

    Your tenant's balance, statements and receipts come from the same records as yours.

  • Your tenant's data is theirs

    Under the Data Privacy Act (RA 10173), tenants can see their own records and documents, and we keep only what a lease needs.

  • Proof anyone on the lease can check

    Statements, contracts and inspections carry a fingerprint, so you and your tenant can check a document is the one we issued.

  • Pesos to the centavo, Manila dates

    Amounts are exact, never rounded behind your back, and due dates follow Philippine time.
