Words we use

Renting has its own words. Here's what each one means in Tenant.ph, in plain language.

Active lease
A lease you've sent or that's running now, including one past its end date until you confirm the move-out. Drafts, ended and cancelled leases don't count against your plan.
Advance rent
Rent paid before moving in. It pays for one month: the first, or the last month of a fixed term.
Arrears
Rent that's late: still unpaid after its due date and the lease's grace days. Tenants who moved out and still owe are included.
Collected
Money your tenants actually paid, by the day it was paid. Deposits aren't counted: they're still the tenant's until they're used for a charge.
Countersign
Signing the lease yourself after your tenant has accepted it. Once you do, the lease is active and rent billing starts.
Deposit held
Money your tenant gave you to keep, not income. After move-out it can pay for unpaid rent or damage, and the rest goes back to them.
Grace days
Extra days after the due date before unpaid rent counts as late. A late fee, if the lease has one, can only be added after them.
Holdover
The lease's end date has passed but the tenant hasn't moved out. Rent keeps billing at the same amount until you confirm the move-out.
Month-to-month
A lease with no end date: it runs month by month until you or your tenant gives notice.
Move-out due
The agreed last day has passed. Confirm the day your tenant left, so billing stops there.
Occupancy
How many of your units have a tenant living there now, out of all of them.
Rent roll
The rent you expect each month: the monthly rent of every lease that has started, added up.
Waived and credited
Charges you let go of without being paid, and rent credited back (for days after a move-out, for example).
