A fair, documented deposit return. No more “nasaan ang deposit ko?”

Do a move-in inspection
On the lease's Inspections panel, open Move-in and tap Start inspection. Go room by room, mark each item's condition and add photos, then complete it for your tenant to review.

Confirm the move-out
When your tenant leaves, tap Confirm move-out and pick the day they left. Billing stops there.

Do the move-out inspection
It starts from the move-in's checklist, so you can compare the two side by side.

Settle the deposit
Tap Settle deposit. Add charges for damage (citing the inspection), and see what the deposit covers and what goes back.

Pay it back and record it
Return what's left, then Record refund on the billing page. Your tenant sees it on their statement.
Good to know
- Your tenant reviews each inspection and the settlement, and can say if something's wrong.
- Settled wrongly? Correct it: a new version replaces it, and the old one stays on record.
Words used here
- Deposit held
- Money your tenant gave you to keep, not income. After move-out it can pay for unpaid rent or damage, and the rest goes back to them.
- Holdover
- The lease's end date has passed but the tenant hasn't moved out. Rent keeps billing at the same amount until you confirm the move-out.
- Move-out due
- The agreed last day has passed. Confirm the day your tenant left, so billing stops there.
