Collect rent

Rent bills itself on the due day. You check your account and tap approve.

    Add how you get paid

    Go to Payments, then Payment methods, and tap Add method: GCash, Maya or a bank account, with its QR code if you have one. Your tenants see these on every lease.

    On each due day Tenant.ph adds the rent and emails your tenant a statement, with a reminder 3 days before.

    Your tenant pays you and sends proof

    Straight to your account, never through Tenant.ph. Their screenshot shows up under Payments.

    Check your own account, then approve

    When the money is really there, tap Approve payment. If it isn't, Reject it with a reason your tenant will see.

    Paid in cash?

    Open the lease's billing page and tap Record payment. A receipt goes on the next statement.

    Or let them pay online

    On Plus or Pro, go to Payment methods and tap Connect PayMongo, then paste your PayMongo secret key. Use Xendit instead? Tap Connect Xendit, add the webhook URL it shows in your Xendit dashboard, and paste your secret key and webhook verification token. PayMongo and Xendit review new accounts first, which can take a few days. Your tenants get a Pay online button, and each payment goes on their balance by itself, with no proof to check. You'll find them under Payments, on the Paid online tab.

Good to know

  • Never approve a proof before you see the money: a screenshot can be old or edited.
  • Online payments go to your own PayMongo or Xendit account, less its fee. Your tenant pays exactly what's due. You connect one at a time.
  • Late fees are never added on their own. Once rent passes its grace days, the billing page marks it Late and you decide.
  • Made a mistake? Nothing is edited: reverse the payment or waive the charge, and both stay in the history.

Words used here

Grace days
Extra days after the due date before unpaid rent counts as late. A late fee, if the lease has one, can only be added after them.
Arrears
Rent that's late: still unpaid after its due date and the lease's grace days. Tenants who moved out and still owe are included.
Collected
Money your tenants actually paid, by the day it was paid. Deposits aren't counted: they're still the tenant's until they're used for a charge.
