Make and sign a lease
Terms both of you agreed to, accepted online, with a contract you can print.

Go to Leases and tap New lease
Pick the unit and the tenant, then the dates, the monthly rent and its due day, the advance and the deposit. Late fees, rent steps and who lives there are optional.

Check the draft, then tap Send to tenant
Email it to them, or copy the link and send it yourself. The link lasts 14 days. Sending freezes the terms.

Your tenant reads it and taps Accept lease
They see every term and the contract first. You'll see when they've accepted.

Tap Countersign
Your signature too. The lease becomes active, and rent starts to bill on its due days.
Good to know
- Need to change something after sending? Recall to draft works until your tenant accepts.
- Tenant.ph makes a contract PDF from the terms. Its wording is a general draft: have a lawyer look at it for anything important.
Words used here
- Countersign
- Signing the lease yourself after your tenant has accepted it. Once you do, the lease is active and rent billing starts.
- Advance rent
- Rent paid before moving in. It pays for one month: the first, or the last month of a fixed term.
- Month-to-month
- A lease with no end date: it runs month by month until you or your tenant gives notice.
